Financing Your Project.
Financing is a critical part of every construction project. HomeBridge builders has a working relationship with bankers who will lend based on the appraised future value of your home after completion of your addition or remodel. We would be happy to refer you to a local lender who understands your needs and can help. We understand funding and the myriad of options available to you and can help you understand them.
HomeBridge Builders will work on either a time & material or fixed cost basis. Both are good & each has its specific benefits.
A time & materials contract involves an open accounting system where you see our actual costs and mark-ups. In most cases we know in advance exactly what your costs will be because our vendors and subcontractors submit fixed bids for their portion of the work. There can be some uncertainty however about what the actual final costs might be. The final price might go up or down based on unforeseen circumstances in the project.
A fixed price contract is just that, FIXED. There is certainty about the price for specific work to be performed. This is a good option for many people. But often a project’s scope will change slightly during construction and under a fixed price contract, that requires a change order to be signed by both HomeBridge Builders & our client. Also a fixed price contract carries a slight premium over a time and materials contract, and the homeowner won’t benefit from any cost savings that we might realize during construction.
Insurance Protection
HomeBridge Builders is fully licensed bonded and insured in accordance with Washington state law.
We also check that the vendors and sub-contractors who work with us are adequately insured as well. This provides an umbrella of projection for you against liabilities and risks that other uninsured or under insured contractors might not be able to offer.
